{"id":6731,"date":"2026-05-30T11:47:36","date_gmt":"2026-05-30T15:47:36","guid":{"rendered":"https:\/\/www.apls.ca\/?p=6731"},"modified":"2026-06-01T15:20:19","modified_gmt":"2026-06-01T19:20:19","slug":"new-urban-planning-regulation-for-lac-simon-what-residents-need-to-know","status":"publish","type":"post","link":"https:\/\/www.apls.ca\/en\/archives\/6731","title":{"rendered":"New urban planning regulation for Lac-Simon: what residents need to know"},"content":{"rendered":"\n<p>During the municipal council meeting in May, the municipality of Lac-Simon submitted a proposal for a regulation concerning projects involving the Special Construction, Alteration or Occupancy of an Immovable (PPCMOI in French).<\/p>\n<p>This type of regulation can have important impacts on the development and planning of our municipality. The stages of public information and approval are coming soon.<\/p>\n<p>What is a PPCMOI?<\/p>\n<p>The PPCMOI regulation allows a municipality to authorise, under certain conditions, a project that deviates from the current urban planning regulations.<\/p>\n<p>This mechanism may serve to approve a project that does not comply with municipal regulations, while respecting the broad guidelines of the urban plan. It therefore makes it possible to evaluate certain projects on a case by case basis rather than simply applying the usual zoning rules.<\/p>\n<p>Depending on the projects submitted, the PPCMOI could, for instance, make way for:<\/p>\n<ul style=\"list-style-type: disc;\">\n<li>projects with higher density;<\/li>\n<li>larger buildings;<\/li>\n<li>certain commercial uses in sectors where it is not normally allowed;<\/li>\n<li>short-term rentals in some sectors;<\/li>\n<li>projects that differ from the current developmental framework.<\/li>\n<\/ul>\n<p>The procedure for adopting such a regulation includes a public consultation as well as a registration process, enabling eligible citizens to have their say.<\/p>\n<p>The date of the public consultation has not yet been announced.
